Kirtland is awkward for multiple reasons including being far from equipped to perform most of the functions you’d expect in a typical LDS temple. To use it as such would significantly impact the material historicity of it if they were to modify it for that purpose.

It’s still a critical historic site. I think they will be glad to have it but that there will be pressures in both directions. I believe they’ll wisely continue to preserve it as a historic site. Much like the temple in Jerusalem, there will be people who believe the divine intent for the site is more important than preservation.

The Temple Lot sect will eventually sell but I suspect it’ll be kind of disappointing as a transaction because it’ll be attrition more than an agreement to part with the land. I don’t know the year over year but last report I saw had that group under 10,000 members. I’d be surprised if it happens in our lifetime but it’s hard to maintain a small religious group like that over time, especially today
