Of course. Inflation being lower does not mean the prices get lower. It just means rate that price rises will slow. They will still rise but more slowly. Think of it like acceleration. It is like the difference between how it feels to go from 25 mph to 50 mph over a mile compared with going from 50 mph to 55 mph over a mile. You are still accelerating but you don’t notice the difference as much. Prices overall are similar but hitting the brakes and going down in prices hurts a hell of a lot more than simply slowing how much prices rise.

Yes and no. They did have some supply chain issues but those subsided quite a while ago yet they kept the rate of price increases up padding their margins because people expected inflation (aka price gouging). Right now though food prices are rising below the rate of general inflation. That said, I could certainly see prices dropping a bit since they did rise way above inflation for a while. That likely made the industry much more attractive to enter which likely means people having to sell off their shit after price increases returned to normal.

I’m lost with what I’d need to do to access my server from outside my local network, and terrified of doing something wrong and leaving a hole open so any hacker can access my server. I’d like to do it some day, but I’d rather have a safe local network than screw and get my data stolen or deleted.
Setup a VPN via Wireguard or Tailscale. I personally have not done that but I have VPN setup through OpenVPN which I did not find that hard and people say that is significantly harder than Wireguard.
The other (less safe) option would be to setup a DMZ on your network for stuff you want to self host. That is a bit more involved though. I went through it for fun and setup a public Nextcloud instance along with DDNS and a reverse proxy. I was just messing around though and shut it down after testing performance.
My mom keeps saying how unusual it is for it to be in the 90s right now where they are in Arkansas. They just moved there. Not really. Many put off buying a house until it makes financial sense. If renting makes more sense (it does in many markets currently), you are going to continue to do that. Why buy something and deal with the hassle of ownership if you don’t have to? As someone with an 80 year old house, I can tell you that renting was a hell of a lot easier.
It’s also a lot more difficult to afford when the bank has no reason to lend to anyone. They can just sit on the money they already have and make a return risk free.
With persistent deflation, that down payment would have to be 100% of the price of the house.
As for right now, you don’t need a 20% down payment for a house. That just avoids mortgage insurance. You can get rid of that once the remaining mortgage is at ~80% of the current value of the house. We got rid of ours in 3 years with a 10% down payment but that was in a booming market in the fastest growing large city in the country. It may not even make financial sense to buy in your area. If it is going to be an extra $1000+/month to buy vs renting, stick to renting and make sure you are filling up your Roth IRA and if you have more, throw it into a savings account which actually bears interest now.
And of course if you are doing something as lavish as eating avocado toast or getting coffee from a coffee shop…keep doing that of it makes you happy. It is not going to really amount to shit.
