How much diversity is there at these places?

My intuition is that a lot of suburban people are just deeply uncomfortable with diversity. Single-family houses and cars are isolation pods to keep different people at a distance.

Since Oregon overall has low diversity, and these resorts further filter people by affluence, I'm guessing Sun River is overwhelmingly white. White enough that suburban people feel comfortable.

Good urbanism requires a high level of tolerance of diversity.
