“Starter” homes usually refer to 1-2 bedroom homes that aren’t in great school districts. Historically, those are the homes young couples start in because they don’t have kids, and don’t need to pay for the extra square footage and school districts that they’re not going to use.
I wonder how many 1-2 bedroom homes are being gobbled up by baby boomers. I was often out bid by boomers who were downsizing, and had all cash from a 3 to 4 bedroom home sale.
The two groups of people that want small 2 bedroom homes are new home owners and downsizing retired people. And one of those groups has a shit load of equity that they can cash in on.
There are a lot of lemons with “starter” homes. They’re usually more likely to be older and have more problems. People buy in, realize they got fucked, then want to sell instead of losing their ass on renovations.
Since the housing supply is extremely low, people make offers with zero contingencies / no inspections. If you want to inspect the home, you need to be offering way over asking, otherwise you’re just going to be passed over for someone else’s offer.
One other random thing to consider, many of us did a refi during the pandemic. Hell, my bank simply said they’d lower my interest rate if I didn’t leave and refi with another bank. Shit was bonkers during the pandemic.

That is the right boot for that job. That said, the install is not the most attractive I’ve seen.
If you want to put another boot on top of that, look for “ag panel roof boot” on Google. There are some larger boots that could sit on top of that thing.
And that said, when I’ve had problems with flashing and my roof, the best thing to do is to get into the attic while someone pours water in specific areas. That’s the fastest way to know what specifically needs to be fixed.
The sealant is supposed to be that way. You’re supposed to bend the aluminum to the match the roof, put a bead of caulk under the boot, put screws at the major fold lines, and put a bead of caulk around the edge for extra protection.
I don’t know if the installer put the first bead on, but the screws are basically in the right places and the that finishing bead is there.
The problem might be because the installer installed this at a 45 degree angle. That’s not something I normally see. That forces the big bend to be on a corner.
They also didn’t treat devs very well. A lot of folks pulled their apps or let them die on the vine instead of having to majorly replatform to support the latest versions of their mobile OS.
This made their App Store go from mediocre to downright anemic.
IMHO, he wasn’t great, but I feel like the their software has really gone downhill since he left. All they do is shuffle chairs, reorg - not ship.
