Last Light Inn - Framerate

I have been running the game on Ultra preset for all of Act 1, and it runs like a dream. I enter the Shadowlands, still no problem. The moment I cross the bridge into Last Light Inn, my framerate immediately tanked to 10 FPS. It intermittently recovers to 40 FPS, but this area is rooooough, especially during dialogue scenes....
