@Auxonic The forced amalgamation forces expenses up not down. I wish the city could tell them to build their own wells and cesspools etc. as they are rural and not in the city.
@Auxonic I wonder how the contributions of development fees compare to the rules for Local Improvement levies.
The local improvements are infrastructure requsted by residents, who are mostly not developers. If passed, I think the ratio is half paid by the city, half by residents.
I don't think subdivision developers are paying anywhere near half.
@johnefrancis not sure but by provincial law it’s capped percentage of a certain list of infrastructure expenses. Excludes big ticket items like all those interchanges and road widendigs leading to a development. Mostly it’s local roads, water, sewer, etc
@johnefrancis it all reminds me of the stump charges that are supposed to be paid by loggigg by companies.. who have a million ways to write off against them basically zeroing out the payments. I’d like a real audit of what greenfield developers are really paying and their profit margin
