We have so many vacant storefronts in the Mission. So. Many. They will never all get filled. Conversions to residential, including shelters, would make so much sense here too.
Speaking of retail, a smart zoning change would be: retail allowed on every corner lot, but also not mandatory on any midblock lot.
Corner stores would be cool sprinkled in wherever. Conversely, just because some planner thinks it'd be neat if 4th St in SoMa (say) were a bustling retail corridor, doesn't mean they can Plan that into existence. Stop trying to force it
