Oh for goodness sake the homes mostly being built are unaffordable for all the people that need housing. The only way we can address the housing crisis is to overrule all council impediments to building and living in tiny homes. What the feds need to do is legislate against NIMBYism

@joannejacobs that's hardly the "only" way

joannejacobs,
@joannejacobs@aus.social avatar

@luciedigitalni fair. But it's the one action that would have the most impact in the shortest time for the people who most need housing.

@joannejacobs @luciedigitalni lots more apartments- they are like tiny homes in the sky

bigjsl,
@bigjsl@aus.social avatar

@kcarruthers @joannejacobs @luciedigitalni the problem with apartments is government let strata managers and the actual developers profit from owners forever. $11k per year to pay for your share of maintaining a swimming pool and lift doesn’t make sense.

luciedigitalni,
@luciedigitalni@aus.social avatar

@bigjsl @kcarruthers @joannejacobs not to mention the $5.50 per recipient strata managers charge to send emails

@joannejacobs repurposing existing buildings, eg empty office blocks, is probably the most effective short-term move, but everything is constrained by the simple lack of available workers. Tax changes are also essential, including moving away from stamp duty that disincentivises downsizing

joannejacobs,
@joannejacobs@aus.social avatar

@luciedigitalni not just available workers. Again it's about councils and planning permissions to turn office buildings into residences. And it's not as affordable as you think. The cost of converting those buildings in terms of bringing them up to residential specs is phenomenal.

luciedigitalni,
@luciedigitalni@aus.social avatar

@joannejacobs obviously planning changes need to happen, particularly to minimum parking requirements, but for low to medium-rise the costs are far from "phenomenal"

joannejacobs,
@joannejacobs@aus.social avatar

@luciedigitalni the cost is making the whole endeavour unaffordable for private companies without subsidies. See here https://www.savings.com.au/home-loans/why-aren-t-empty-offices-being-converted-into-homes

The cost of building tiny homes is, however, affordable for private builders.
