After a thorough inside and outside audit with my thermal camera (FLIR), things look pretty good for my thermal envelope. (did not check the attic, however). Interestingly enough, the most obvious heat loss (aside from a wall panel and roof area missing insulation) is along the bottom of the building slab. #insulation#energyefficiency#housing

If a house was for sale and two equal (say, within 5%) offers came in, what if the seller was required to accept the bid from someone who would live in the house, rather than rent it to someone?

Perhaps an unpopular statement, but not everyone who owns a house in #Toronto is rich. There are a good number of “house poor” people who while they may own a house, are living on a fixed income, are an elderly senior etc. and can’t maintain the property. I’ll bet there are ways to integrate the house poor into housing solutions (more multi-generational housing, downsizing on place, allowing city-subsidized micro-housing units in back yards etc.). 1/2 #housing

Me: (a photo of public housing in Singapore going for US$1 million.. that you don’t own after 49 years)
(You only own public housing for up to 99 years from the time it was built, so if you buy one that’s 40 years old you’ve got 59 more years. Apartments in very central areas can cost close to a million USD. And privately owned condos cost more, and non apartment homes cost multiple millions)
Some good news on the housing front. A multi -sector plan that is comprehensive, innovation, smart. I am feeling more hopeful than I have in a long time.

Indigenous people comprise 2.6% of America’s population, but in 2023, they accounted for 3.9% of those experiencing homelessness. And the #housing inequity is worse in Western cities.
But building affordable housing for Natives is tricky.
My spouse worked for a short-term rental company, an #AirBNB competitor, and wow did I hear an earful from them about the kinds of chaos these places can cause. One factor driving away the individual homeowner posting their extra 'crash space' online vs. the massive conglomerates is how little help the companies offer when something goes wrong (i.e. a renter sets off fireworks in your house while you're renting it out). Giant property owners can eat those kinds of losses and don't have sentimental attachment to their homes.
